5 Reasons to Get a Reliable Home Inspection on New Homes

Buying or building a new home in the Dallas Fort Worth Area is one of the most important and expensive decisions one will make in their lifetime. It is an exciting and often very overwhelming process and with so many details that need to be addressed the home inspection often gets marginalized and even overlooked. The mistake of not getting a new home inspected is a common misconception, because as consumers we’ve been conditioned to assume that products of all types come without defects.

  1. Problems with new construction homes is less common than you think. It is so incredibly important because as a result of multiple subcontractors and their employees each working on a different system of the house usually without regard to anyone's progress but their own. With all the separate activities occurring at the same time, it is nearly impossible for the builder to carefully check all phases of construction.

    Even the best builders may miss something. Here are a few examples of problems found in newly built homes:

    • Missing siding
    • Ducts completely unattached to the heating and air conditioning unit - Missing insulation in homes being sold as Energy Star energy-efficient homes
    • Organic growth on crawl space wood framing

  2. Aside from revealing the issues that need to be addressed, depending on what they are, it allows for possible negotiation on price. As a safety net, language can be inserted into the purchase contract that allows you to back out if major issues are revealed.
  3. Locating any issues before you buy gives you the ability to fix the problems prior to moving into your new home and the defects can be repaired before they result in serious consequences or costly damage.
  4. No matter the age of the home, there can be costly troubles unknown to the average buyer.
