Commercial Property Inspections
Important: The Texas Real Estate Commission does not have a promulgated format for commercial property inspections. Your inspector can inspect and produce a report on your commercial property any way they choose.
This is why it is important to find properly trained inspector and a fully insured inspector. I have the training and certifications needed. I have errors and omissions coverage and liability limits of one million dollars.
There are no commercial properties that are exactly alike. You may have warehouse, a retail strip center, or a large apartment complex.

Example one: You may be purchasing a retail strip center that is occupied by a dry cleaners, a restaurant and a shoe store. Your concern is the condition of the parking lot and the building. We will evaluate the condition of the foundation, the roofing, the building structural system, mechanicals, plumbing and electrical systems that you own. The tenants will own their equipment and you are not responsible for it. We will prepare the report and send it usually in one or two days.
Example two: You may be purchasing a office building that you intend to occupy and manage. We will follow an extensive outline and give you a detailed report of the property including the structural components, mechanical, plumbing, and electrical systems. The report will be very detailed and will include a detailed repair list.
